Zoning, as authorized by State Law, divides Garland into distinct districts for the purpose of regulating the use and development of land. Through zoning, the City attempts to ensure compatible land use patterns. To utilize the interactive Zoning Map, select the Interactive Map box from the Geographic Information Systems Main Page. The Comprehensive Zoning Ordinance provides the specific Zoning District Regulations for each zoning category.
Platting is the process through which land is subdivided into building sites. This includes dividing tracts of land into residential subdivisions as well as commercial sites. Similarly, a replat of land that has already been platted is sometimes necessary when a change in ownership occurs as with the sale of a pad site within a shopping center or the reconfiguration of a site. A situation in which a plat must be vacated usually involves utility easements, street rights-of-way or other items that need to be abandoned or removed from the original plat.
Occasionally, situations arise in which a proposed development cannot comply with particular ordinance requirements, and a Development Standards Variance is requested. Variance requests are considered through the public hearing process by the Board of Adjustment, the Plan Commission or the City Council depending on the authoritative body identified in the applicable ordinance for which relief is being sought.
Development regulations, including the Comprehensive Zoning Ordinance, are enacted to promote compatible land use patterns and an attractive urban environment. Occasionally, the City adopts design standards or other amendments to the Code of Ordinances in response to land use issues that have arisen from new uses or in an effort to promote quality development consistent with the goals expressed in the Comprehensive Plan. In some instances, amendments are based on land use, and in other instances amendments pertain to a specific geographic area.
